Delivering a warehouse is one thing. Delivering a facility purpose-built for one of New Zealand’s largest steel suppliers requires another level of planning, engineering and construction expertise.

Located in the Drury South Crossing industrial precinct, the new Asmuss Distribution Centre was developed by D3 Development for Awatoru Property and constructed by C3 Construction.

The approximately $25 million project comprises more than 15,000m² of warehouse, covered storage and office space, purpose-built to support the specialised operational requirements of Asmuss Steel.

Built around the way Asmuss works

While the scale of the building is impressive, its true value lies in how it functions.

The warehouse was designed to accommodate eight high-capacity gantry cranes, with a nine-metre portal knee height and a layout optimised for the safe and efficient movement of structural steel. Every aspect of the facility was developed around the way Asmuss operates, ensuring it could perform from day one while supporting future growth.

Delivering a project of this complexity required close collaboration between the developer, contractor, consultants and tenant, with careful planning to ensure the building, equipment and operational requirements aligned seamlessly.

Raising the benchmark for sustainable industrial construction

The Asmuss Distribution Centre is also New Zealand’s first industrial building to achieve a 5 Green Star rating under the Green Star Buildings NZ v1.1 framework.

Sustainability was embedded throughout the project, from responsible material selection and waste management to energy efficiency and long-term building performance. Achieving the rating required close collaboration across the project team and a shared commitment to delivering a more sustainable industrial facility.

Recognised for excellence

The quality and complexity of the Asmuss Distribution Centre has since been recognised at the Property Council New Zealand Property Industry Awards, where the project received an Excellence Award. The recognition reflects the collaboration between D3 Development, C3 Construction and the wider project team to deliver a facility that combines technical excellence, sustainability and operational performance.
